Positive Cash Flow Web Properties

You may or not may know that I am crazy about property investing. Well actually I should say “was” it’s kind of past tense, I refrained from property investing when I became addicted to web marketing.

The interesing thing is though, that I now relate what I do on-line to that of off-line property development and call it “Web Estate Investing”. My mission is to create cash flow positive web properties. Basically this means the income is auto and exceeds the expenses, which on-line is much easier than off-line property investing. There are quite a few benefits really;

  • web marketing is relatively low cost compared to property development
  • it’s less expensive to get started
  • it’s doesn’t have as much risk as physical property (although that risk can definitely be minimised with education)
  • there are so many different ways to monetize on-line
  • web properties (websites) can be bought and sold just like physical property; often for much more than it cost to create them!

The other goal of mine is to minimize the output – so aiming for higher return with less output – right now that seems easier said than done – but I am working on it. I’ll give you an example of what I mean by this. Last year I created a blog called Women’s Web Marketing with the intention of turning it in to a positive cash flow web property. When first releasing the site I really just wanted to blog about my own web wealth creation mission but also wanted to share tips and tricks to how I did what I did.

After questioning whether it was the right move I pulled it down to work on it (which in hindsight was stupid) and just never got around to relaunching as I became busy with coaching and Jessee started to walk – which changed everything! Now as we near the terrible 2′s I find myself even more stretched for time. I think this year will be the toughest, by next year I will either have a live in nanny or be putting her in to more day care or at least have the option to leave her with family – at the moment she is ridiculously clingy and I actually want to spend more time with her than working anyway so am happy to be burning the midnight oil for a while – I know it’s not forever.

So now I have decided to embark on a 12 month sabbatical. The Rock-Tober program will be the last program I run for a little while – I will still do the odd coaching request but plan to spend the next 12 months on a Web Wealth Creation Sabattical.

In the coming year I plan to:

  • Create more of my own products
  • Release some PLR products
  • Finally create and release the apps I have had mapped out

My core focus will be building a strong blog and finally putting the back end in to my own business. What has happened is I have been so busy still helping everybody else expand their business, I haven’t made it my number 1 priority. So I figure whilst Jess is at this difficult age I’d rather go with the flow and work with her!

Maybe I have brainwashed myself with the content I have been creating of late, re-telling my 2009 horror story of how it all went pear shaped and I completely lost all of my income – I re-read it and made the decision that maybe it was time to spend more time working on my business than in my business – it was a tough decision, but I feel really good about it!

Why would I choose to piggy back off of this news event in particular? Well, being that GoDaddy is a Hosting company, I figured a lot of the people who know who Bob Parsons and GoDaddy is would be in some way shape or form connected to a business or online entity; therefor bring to me the people who might be interested in me and my services.

Secondly, I really have seen people make several thousands of dollars by creating relevant products inspired by tragic events; the Swine Flu pandemic is a prime example.

I have been marketing online for almost 4 years – so as you could imagine I have been exposed to a phenomenal amount of ‘net bling’ namely all the bright shiny objects that get pitched to us on a regular basis! The Lost Blueprint is a phenomenal resource created by Kyle Tully, don’t be fooled by the crazy $10 price tag or amount of pages, it is CHEAP and it is short and easy to read, but probably the most valuable resource I have sitting on my desk!

The Lost Blueprint covers all the core fundamentals to establishing an online income; inside the Blueprint Kyle discusses topics such as how to choose a market, what to sell them, how to sell to existing customers as well as going through a step by step set up covering traffic, making various offers, using surveys, auto-responder sequence and blogging. He also discusses the skills and areas in which one needs to develop a disciplined approach to running their online business – he refers to these as his SUCCESS SECRETS.

It’s not that what I read in the report is new in anyway, it is the way it is simplified and put together making it EASY to take action. I had quite a few light bulb moments throughout the document and began to implement what Kyle said straight away.

CONS

I think you really need to have a sound knowledge of online marketing to make this work for you quickly, HOWEVER I believe it is the one MUST read report if you are just starting out – as if you can do what it says and avoid distractions – you will make money online a lot quicker than most – well in my humble opinion.

Changing Words to Enhance Success

Marketing is one of those fickle thing’s – one day you can do one thing and it works FABULOUSLY, the next day you can try the same strategy with a different piece of content and not get the same result. This video drives home a really important point – not only is it just so TRUE, it also sparks such a deep sense of gratitude within us.

This serves as a reminder that we are in fact very fortunate and also reminds us how often we take such blessings for granted. The end result is that it makes us want to share the message with others – making this an absolute viral marketing masterpiece!

What do Richard Branson & Tony Robbins Have in Common

In recent times I have started to spend some time studying my favourite entrepreneurs and have been disecting their business models to see what it is they do. How do they brand, what do they sell, how do they sell it, their dispositions, values etc. I had already tested the myname.com type branding and marketing strategy vs branding a label / company / website.

Whilst many “gurus” are telling newcomers to marketing / home business etc to brand themselves

I’ll explain why I decided to go against the grain and why I believe MY STRATEGY is a better strategy for growing your business. Firstly, self branding has it’s place. We self brand to:

  • Raise Our Credibility
  • Build Trust in our Marketplace
  • Develop our reputation
  • Connect with Potential Clients / Customers on a personal level

Ultimately, this is all designed to do one thing; get your PERSON to like you enough to want to spend money with you. By developing a deeper relationship with your clients it thus increases trust which in turn increases the likelihood that they will continue to buy from your recommendations and follow you down any path you walk. People whom have done this incredibly well are Katie Frieling and Jonathan Budd both have created phenomenal lists and followings via branding under the myname.com strategy – this is where most people make the mistake however of assuming that this is their ultimate business strategy.

The strategy is in fact, that you use your name.com site to add phenomenal content and VALUE to people’s lives, develop a list of people who know like and love you and therefor will trust you enough to follow you. This strategy obviously does word, but you have to be crazily consistent with it and you will also be relying on other people recommending you – as really – what is yourname.com without a story, without a reason for people to come and connect with you. These people do not run their businesses from their own sites – each have other business sites which branch out from their “trust” site. The idea really is that you build the list and then the offers.

I however am going to debunk this.

I feel that this is why so many entrepreneurs ARE GOING BROKE! It’s just one strategy and yes it can work – but is it the most effective? I guess oui have to ask yourself if you are getting results- either you’re making money or you’re not, there’s no grey area – if you’re not making money then it may be time to consider an alternative strategy.

Consider the most effective way for driving free, qualified leads and traffic through to your website. When I started marketing Womens Web Marketing on these Social Networks, I got a ton of traffic – the #1 mistake I made when launching this site is my “store” was empty. I didn’t have anyway for a transaction to take place – I kind of thought I would just build the site and incorporate a method to monetize later, should it be a success.

The BIG point to consider here; is if you saw kathudson.com come up – you would only look at it if the content was relevant to you – but if you were to see the domain name womenswebmarketing.com and you’re a woman trying to figure out how to market online – it talks directly to you right?! Therefor giving it more clout in the market place. This is why I believe you’re best off to build your reputation through your results, use your my name.com site to build credibility and trust – but do not rely on it to make you the money.

You need to have a money site. People land on your site, find out about you, like you etc and then click over to your money site. OR your money site hopefully is offering such phenomenal value that word of mouth will spread on that and you will get direct traffic over to your money site. I hope this post hasn’t confused the absolute shit out of you.

Logo and Graphics for Web Marketing

When you’re having your Logo and Graphics done for the purpose of Web Marketing these are the 2 MOST IMPORTANT thing’s I recommend you do when outsourcing your design work.

1) Take Control: Ask the designer to give you the PSD file, this is the photoshop file – this gives you the flexibility to change thing’s later and have other people change things. Sometimes, I’ll get a base image of a CD or DVD cover, with my name and website and a base image, but have it designed so that I can go in to photoshop and just change the title of it :) ! You’re paying for it – so get the complete rights to your work!

2) Get Flexibility: When you’re having your logo designed – ask the designer to give you a -trans file, basically this means it’s your logo on a clear background, this enables you to use it on any colour background you like – this is awesome especially for using on invoices, word docs etc, as you don’t end up with a funny shade around your logo.

Web Marketing: The single biggest mistake businesses make online

In my life prior to Internet Marketing, I built up a successful charter company – so initially, I used my web marketing skills to build up an ‘offline’ business – you know, the kind with bricks and mortar and real doors to open :) . So what is my definition of successful? It’s not being able to fit anymore people on your boat when you can only sell 20 tickets a day and there weren’t many days when we weren’t turning people away! In anyone’s terms – I think you’ll agree – that’s pretty good in an industry which is VERY competitive!

Web Marketing for an offline business is no different to web marketing for an online business – EXCEPT – seriously, you need it more! You have huge overheads, wages to pay, bills to pay, licensing, registrations – the list goes on and on and on! Ultimately, this means, you can not afford to miss a single sale! You can not afford to lose a single customer – this means that you need to take your WEB MARKETING SERIOUSLY!

Why is web marketing so important?

Let me throw something at you – there’s half a billion people on Facebook AND stats say that logging in to FB is the second thing people do at the start of their day! The Yellowpages are dead -  here’s a true story -

“a while back my brother recounted a day when he had to find a local business phone number, Michael is 23, so a baby of technology for all means – he jumped on the computer to Google the business – when he couldn’t find the number online, the secretary suggested the Yellowpages – he told me he hadn’t even thought of it! THAT’S HUGE! “

So what does this mean for you? It means that you HAVE to be in the Google Business listings, it means that you HAVE to be online – it means YOU HAVE TO TAKE CONTROL of the Web Marketing aspect of your business! If you’re serious about growing your business in the current economy – tit means you have to get in front of your competitors, I promise you – if you don’t and your competitors start to implement the strategies I’m sharing with you here – they will not only survive, they will thrive!

It’s actually a blessing, with a Yellowpages ad averaging about $5,000 – that money can be much better invested online!

What is the single biggest mistake businesses make online

They don’t grow a database. Now I’m going to be frank here, people don’t give a toss about your newsletter, consumers are SICK of being sold to and having their e-mail boxes bombarded with ‘junk mail’ – for you to succeed at this you have to give people a reason to subscribe – you have to offer VALUE and INCENTIVES – sorry, but that’s just how it is! Building a database from your site basically means you put a form on your site – offer a reason for people to give you their details and then you grow a list of website visitors who may have turned in to customers. I recommend using Aweber for this.

Why is this important?

You spend time and money on getting people to land on your website – in laymans terms – people don’t normally buy their first time on a site, usually they’re just browsing for information / prices – so you need to be visual – if you have one of these forms on your site – it gives you a way to ‘automagically’ follow up with your web visitors – which increases the chance of turning them in to clients / customers. So what happens if your competitor does this and you don’t?

Basically, someone will arrive at your site then move on to keep browsing – they get to your savvy competitors site whom are using a way to collect details, they enter their details then move on, at the end of the day, they’re running a house, driving their kids around, getting home from work and unless you have done a phenomenal job on your marketing and have a memorable domain name (the link for your website) they forget who they’ve seen online that day. In the morning they have an e-mail from your competitor reminding them of who they are, what they offer and what’s in it for them(the consumer) – being a part of their e-mail list. If they’re getting value and they’re actually wanting what they have, they file the e-mail or revisit the site – and you- you’ve been forgotten about!

Can you see how this could and does happen?

The web marketing formula for small business (in fact any business)

WordPress based Website: this is the fastet way to get your website ranked in the search engines, it’s easy for you to use, if you can use microsoft Word you can use wordpress – gone are the expensive fees associated with web designers

Opt in form: This is the form I’m talking about to build your database

Facebook Fanpage: this can be automatically synced with your website – so anytime you update your website – Facebook is also updated, think of Facebook as WORD OF MOUTH ON STEROIDS for your business.

Twitter: Same principal as FB – word of mouth on steroids

Youtube: Using video marketing in your  web marketing strategy is a great way to build up a relationship with your potential clients/customers – they get to know like and trust you prior to arriving at your website. Use it for testimonials, examples, to show what you and your business are about.

All of the above intertwined; is a way to make your marketing efforts viral. This means your customers have the opportunity to share what you have with their friends, and you know, you’re more likely to listen to the recommendation of a friend.

Why Split testing is essential

Do you ever split test your adverts, squeeze pages, headlines etc to see what converts best? Most people don’t, but smart marketers DO because the know the importance of it. Below is an example just to prove how little it takes to make a BIG BIG difference. I have heard of many cases where adding an ‘s’ or dropping an s’ has changed conversions dramatically! Often what we think will work doesn’t and vice versa! It can be frustrating to the least – but this is why we have to split test if we want to maximize our marketing efforts.

Things that make a difference and are worth testing:

  • Font Colour
  • Images
  • Page Layout
  • Adding / Dropping Video
  • Testing Headlines
  • Testing Copy
  • Page colour
  • Page Templates -

well, the list is kind of infinite, you can really test pretty much every component of your business, I think the most important things to check are your headline and page layout and the copy is pretty high on my list to! There’s a great example of this over at Which Test Won comparing the conversion rate of two different images of women in debt. One is a sad younger woman, the other a slightly older woman in a grocery store.

PLR – What it is and How to use it

“PLR” stands for Private Label Rights, which grants you the right to use content written by someone else as if it were your own.  This usually includes:

  • The right to modify or re-write the material any way you like.
  • The right to insert your own name as the author.
  • The right to sell or give away the material to others.

This creates a lucrative opportunity for internet business owners because they get access to quality written content at very low prices.

Why is PLR content so affordable?

If you’ve ever looked into hiring a ghostwriter, you likely discovered that they don’t work cheap (the good ones, anyway).  They need to set a fair rate to compensate for the time and expertise they devote to each project. Private label content is much more affordable because the same material is sold to numerous buyers!

Compare:

One ghostwriter selling one project to one client = $1000.00

One ghostwriter selling the same project to 50 buyers at $20.00 each = $1000.00

Would you rather pay $1000.00 for quality content, or $20.00?  This creates a win-win situation for both writer and content buyer!

Balancing Exclusivity With Affordability

Of course, if exclusivity is very important to you, you may hesitate to purchase the same material that other webmasters are also purchasing.  Don’t write off PLR content quite yet!

There are many creative ways to use PLR content that makes it more unique.  Here are just a few ideas:

  • Re-write portions of it and insert your own anecdotes and personal insights.
  • Chop it up and use portions to create an autoresponder e-course.
  • Bundle it with other written material to create an entirely new product.
  • Rearrange or re-write portions of the material and compile a free report for your subscribers.
  • Use PLR content to promote your own products or affiliate products.
  • Use PLR articles as “filler” material for your blog or newsletter.
  • Hire a ghostwriter to slightly modify the material (this is often less expensive than hiring them to write from scratch).

Making Money with PLR

If you are an expert in your field you also have the opportunity to create our own PLR products – PLR being a niche all on it’s own! As I explained in the video, if you are able to create articles, ebooks, reports, videos, software, audio’s etc on a niche topic, you are able to sell the PLR rights to this, creating a whole new income stream – this is something on my ‘to do list’ for 2010 and totally worth considering if you already have a heap of content you have written / created in the passed for your various websites.
